Who Needs a License

A home inspector in Florida must be licensed to conduct inspections of buildings, structures, or systems for compensation. Under Fla. Stat. § 489.105, a home inspector is defined as a person who, for a fee, inspects buildings or structures and provides written reports on their condition to clients. Any individual performing this work for payment in Cocoa must hold a valid state license.

How to Get Licensed

Home inspector licensure in Florida is governed by the Construction Industry Licensing Board under Fla. Stat. § 489.107. To become licensed, follow these steps:

  1. Meet Qualifications: You must satisfy the requirements in Fla. Stat. § 489.113, which specifies minimum experience, education, and competency standards for home inspectors.

  2. Pass the Examination: Apply to take the state licensing exam administered under Fla. Stat. § 489.111. You must demonstrate knowledge of building codes, systems, and inspection standards.

  3. Submit Your Application: File your application with the Construction Industry Licensing Board in Tallahassee. Include proof of examination passage, qualifying experience, and any required documentation.

Note: Florida does not issue separate municipal licenses for home inspectors. Your state license permits you to work throughout the state, including Brevard County and Cocoa.
