Contractor Licensing in Merritt Island CDP, Florida
Who Needs a License
Under Florida law, a contractor must be licensed to engage in the construction, repair, alteration, or improvement of buildings or structures for others in exchange for compensation.[^1] The Construction Industry Licensing Board defines regulated work broadly to include most trades that affect the structural integrity, safety, or systems of a building or property.[^2] If you perform work that requires a permit under Brevard County or Merritt Island CDP codes, you almost certainly need a state license.
How to Get Licensed
-
Determine your classification. Florida law recognizes several license types: General Contractor, Building Contractor, Roofing Contractor, and others. Verify which applies to your trade under Fla. Stat. § 489.105.[^2]
-
Meet qualification requirements. Applicants must demonstrate:
- Four years of experience in the trade (or equivalent education substitution)
- Good moral character
-
Compliance with workers' compensation insurance requirements[^3]
-
Pass the state examination. The Construction Industry Licensing Board administers the licensing exam. Fla. Stat. § 489.111 governs examination procedures and standards.[^4]
-
Apply through the CILB. Submit your application, proof of experience, examination results, and required fees to the Florida Construction Industry Licensing Board (CILB). The Board issues all state contractor licenses.[^5]
-
Obtain local authorization. Once you hold a state license, register with the Merritt Island CDP Building Department before performing work in the town.
Local Requirements
Merritt Island CDP enforces building and contractor regulations through the Merritt Island Municipal Code.[^6] Before beginning any work, you must:
- Obtain a building permit from the Merritt Island Building Department (or applicable Brevard County office if the project falls outside municipal jurisdiction)
- Comply with all local permit and inspection requirements
- Maintain proof of current state licensure on job sites
Consult the Merritt Island Municipal Code for local amendments, fee schedules, and any town-specific restrictions on licensed contractors.
Exemptions
The following are exempt from state licensing under Fla. Stat. § 489.103:[^1]
- Owners performing work on their own residential property (not for sale or lease within one year)
- Employees working under a licensed contractor's direct supervision
- Certain maintenance and repair work on existing structures (specific limitations apply)
- Licensed professionals (architects, engineers) performing work within their licensed discipline
