Real Estate Licensing in Satellite Beach, Florida

Who Needs a License

Florida law requires a license for anyone who, for compensation, acts as a broker or sales associate in real estate transactions. Under Fla. Stat. § 489.105, a "broker" is defined as a person who, for another and for a fee, commission, or other compensation, sells, exchanges, purchases, rents, or leases real property or a business opportunity. A "sales associate" is a person employed by a broker to perform these acts on the broker's behalf.

If you perform real estate services in Satellite Beach—whether residential, commercial, or vacant land transactions—you must hold an active Florida real estate license or work under a licensed broker.

How to Get Licensed

  1. Meet Prerequisites: You must be at least 18 years old, a Florida resident (or have a principal place of business in Florida), and provide proof of lawful presence in the United States.

  2. Complete Education: Enroll in and pass a Florida-approved real estate pre-license course (63 classroom hours for sales associates; additional hours for brokers).

  3. Pass the Exam: Take the Florida Real Estate Commission (FREC) licensing exam administered by a testing vendor.

  4. Apply to FREC: Submit your application to the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate, along with exam results and required fees.

  5. Broker Sponsorship: If applying as a sales associate, you must have a sponsoring broker before your license is issued. Brokers apply directly without a sponsor.

Refer to Fla. Stat. § 489.105 for complete eligibility and procedural requirements.
