Who Needs a License

A home inspector in Florida must be licensed to perform home inspections for compensation. Under Fla. Stat. § 489.105, "home inspector" means any person who, for a fee, inspects buildings or structures and provides a written report of the property's condition to a client.

If you are compensated for inspecting residential or commercial property and issuing inspection reports, you must hold a valid Florida home inspector license before performing that work.

How to Get Licensed

Step 1: Meet Qualifications

Fla. Stat. § 489.113 requires that applicants:
- Be at least 18 years old
- Have a high school diploma or equivalent
- Complete a Board-approved home inspector pre-licensing course

Step 2: Pass the Examination

Fla. Stat. § 489.111 requires passage of a licensure examination administered by the Construction Industry Licensing Board (CILB). The exam tests knowledge of building codes, inspection standards, and professional practices.

Step 3: Apply to CILB

Submit your application to the Florida Construction Industry Licensing Board (CILB), which is the state agency responsible for issuing home inspector licenses under Fla. Stat. § 489.107. The application must include proof of coursework completion and examination passage. You will also pay the applicable licensing fee.

Step 4: Obtain Local Authorization
