Who Needs a License

Any person who, for compensation, inspects buildings or structures and provides a written report on their condition must be licensed as a home inspector under Florida law. This includes inspections of residential, commercial, or industrial properties performed for sale, financing, or other purposes.

Under Fla. Stat. § 489.105, "home inspector" means any person who inspects buildings or structures for a fee and provides written opinions regarding their condition. The scope includes structural elements, mechanical systems, and other components typically assessed during a pre-purchase inspection.

Fla. Stat. § 489.111 requires licensure by examination administered by the Construction Industry Licensing Board. Contact the Florida Department of Business and Professional Regulation (DBPR) or visit their official website for exam dates, registration, and preparation materials.

Step 3: Submit Your Application
Apply to the Construction Industry Licensing Board through DBPR. Include proof of experience, exam passage, and any required documentation per state statute.

Step 4: Obtain Your License

Local Requirements

The City of Hollywood requires all construction trades, including home inspectors, to comply with local building and permitting standards outlined in the Hollywood Municipal Code.

Contact the Hollywood Building Department to determine:
- Whether local permit or registration is required for home inspection services in the city
- Any Hollywood-specific restrictions or additional requirements beyond state law
- Local amendments to the Florida Building Code

The municipal code may impose local licensing, registration, or operational requirements. Review it before commencing work in Hollywood.

- Employees of government agencies performing inspections in an official capacity
- Persons inspecting their own property (not for compensation)
