Contractor Licensing in Parkland, Florida

Who Needs a License

In Florida, construction work is regulated by the state. Under Fla. Stat. § 489.105, a "contractor" is defined as any person who undertakes to or offers to undertake, or submits a bid to undertake, or does undertake any construction, repair, alteration, or improvement of any building or structure. If your work falls within this definition, you must be licensed before performing work in Parkland or Broward County.

The specific trades requiring licensure depend on the scope of work. General contractors, specialty contractors (plumbing, electrical, HVAC, roofing, etc.), and building contractors are all regulated under Florida statute. If you are unsure whether your trade requires licensure, contact the Parkland Building Department or consult Fla. Stat. § 489.105 to confirm your classification.

How to Get Licensed

Licensing is administered by the Florida Construction Industry Licensing Board under Fla. Stat. § 489.107. To become licensed:

  1. Determine your license class — Consult Fla. Stat. § 489.105 to identify whether you need a General Contractor, Building Contractor, or Specialty Contractor license.

  2. Meet qualification requirements — Under Fla. Stat. § 489.113, you must demonstrate relevant experience (typically 4 years) in the trade and pass a state-approved examination covering trade knowledge and Florida construction law.

  3. Pass the examination — Fla. Stat. § 489.111 requires licensure by examination through a testing provider approved by the Construction Industry Licensing Board.

  4. Submit your application — Apply directly to the Florida Department of Business and Professional Regulation (DBPR), which oversees the Construction Industry Licensing Board. Include proof of experience, exam results, and required fees.

Once you receive your state license, you are authorized to work statewide, including in Parkland.

Local Requirements

Parkland is governed by the Parkland Municipal Code. Before beginning any construction work in the city, you must:

  1. Obtain a local building permit — Contact the Parkland Building Department to pull permits for your specific project. Your state contractor's license will be required as part of the permit application.

  2. Check local amendments — Review the Parkland Municipal Code for any local amendments or additional requirements beyond state law. Local codes may impose specific insurance, bonding, or inspection requirements.

  3. Comply with Broward County requirements — As a Broward County municipality, Parkland may have county-level building standards that apply. Verify with the Parkland Building Department whether county permits or approvals are also needed.

Exemptions

Under Fla. Stat. § 489.103, certain work is exempt from licensing, including:

Verify your specific situation against Fla. Stat. § 489.103 to confirm eligibility for an exemption.
