Who Needs a License
Under Florida law, any person who, for compensation, sells, purchases, exchanges, leases, or rents real property, or who negotiates or offers to negotiate any of these transactions on behalf of another, must hold a real estate license. How to Get Licensed
Step 1: Pre-Licensing Education

Step 2: Pass the Florida Real Estate Commission Exam
After completing coursework, apply for and pass the licensing exam administered by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate.
Step 3: Broker Sponsorship
Sales associates must be sponsored by an active Florida broker before licensure. Brokers must meet additional requirements, including three years of experience as a licensed sales associate within the five years immediately preceding application.
Step 4: Apply to DBPR
Submit your application to the Florida Department of Business and Professional Regulation with proof of exam passage, education completion, and broker sponsorship (for sales associates). The state issues all real estate licenses.

Local Requirements
