Who Needs a License

Under Florida law, a real estate broker or real estate sales associate must be licensed to sell, buy, exchange, rent, or lease real property, or to offer or attempt to perform these acts for compensation. [Fla. Stat. § 489.105(1)(a)] defines a "broker" as any person who, for compensation or promise of compensation, sells or offers to sell, buys or offers to buy, or exchanges or offers to exchange real property, or who leases or offers to lease any real property.

A sales associate is any person who, for compensation, performs acts of a broker under the broker's supervision. [Fla. Stat. § 489.105(1)(b)]

If you manage property, conduct lease negotiations, list property for sale, or represent buyers or sellers for compensation, you need licensing.

How to Get Licensed

Real estate licensing in Florida is administered by the Florida Department of Business and Professional Regulation (DBPR).

Steps:

  1. Pre-licensing education: Complete 63 classroom hours for brokers or 12 hours for sales associates from a DBPR-approved school.
  2. Exam application: Register with DBPR and schedule the state licensing exam.
  3. Pass the exam: Score at least 75% on the Florida real estate licensing examination.
  4. Submit application: File your license application with DBPR, including exam passage confirmation and any required fees.
  5. Receive license: DBPR issues your license, valid for two years.

Local Requirements

Sunrise operates under Broward County jurisdiction for real estate transactions. Review the Sunrise Municipal Code for any local amendments to state real estate law.

Sunrise does not issue separate real estate licenses; Florida state licensure is sufficient to conduct business within city limits.
