Real Estate Licensing in West Park, Florida

Who Needs a License

In Florida, a real estate license is required for any person who, for compensation or the promise of compensation, sells, exchanges, purchases, rents, or leases real property, or who offers to perform these services. This includes brokers, sales associates, and property managers engaged in residential or commercial real estate transactions within West Park.

Per Fla. Stat. § 489.105, a "real estate broker" is defined as a person who, for compensation, sells, exchanges, purchases, rents, or leases real property or a business opportunity, or who offers to perform these services. A "sales associate" is a person who works under the direction of a broker to perform similar services.

How to Get Licensed

Licensing is administered by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate—not a local body.

For Sales Associates:
- Pass the Florida Sales Associate Exam
- Complete required pre-licensing education (63 hours for residential, additional hours for commercial)
- Submit application to DBPR with exam results and educational proof
- Pass a background check

For Brokers:
- Complete broker pre-licensing education (72 hours)
- Pass the Florida Broker Exam
- Meet experience requirement: 24 months active real estate experience as a licensed sales associate in the preceding 5 years
- Submit broker application to DBPR
- Pass background check

Applications are submitted directly to DBPR; no local licensing occurs at the West Park municipal level.

Local Requirements

West Park is governed by the West Park Municipal Code. While the City does not issue real estate licenses, real estate professionals operating in West Park must comply with local business tax requirements and any local real estate or rental regulations.

Consult the West Park Municipal Code for local amendments, business tax registration requirements, and any city-specific rules governing real estate operations within municipal limits.

For local permit or operational questions, contact the West Park Building Department.
