Real Estate Licensing in Vineyards CDP, Florida

Who Needs a License

Any person who, for compensation, sells, buys, exchanges, leases, or rents real property on behalf of another must hold a Florida real estate license. Under Fla. Stat. § 489.105, a "real estate broker" is defined as a person who sells, buys, exchanges, leases, or rents real property and receives compensation. A "real estate sales associate" is a person employed by a broker who performs these acts under the broker's direction.

If you engage in real estate transactions in Vineyards CDP—whether residential, commercial, or vacant land—and accept any form of compensation (commission, salary, or other consideration), you need licensing.

How to Get Licensed

  1. Meet eligibility requirements: You must be at least 18 years old and a Florida resident or have a current Florida business address.

  2. Pre-licensing education: Complete 63 classroom hours for a sales associate license or 72 hours for a broker license from a Florida Department of Business and Professional Regulation (DBPR) approved provider.

  3. Pass the state exam: Take and pass the DBPR real estate sales associate or broker exam administered by a testing vendor approved by the state.

  4. Apply with DBPR: Submit your application to the Florida Department of Business and Professional Regulation. Include exam passing scores, proof of education, and the required fee.

  5. Sponsorship requirement (Sales Associate): Before activation, a sales associate must have a broker-sponsoring employer sign the application.
