Real Estate Licensing in Jacksonville Beach city, Florida

Who Needs a License

Under Florida law, a real estate license is required for any person who, for compensation, sells, exchanges, purchases, rents, or leases real property, or who negotiates or attempts to negotiate such transactions on behalf of another. [Fla. Stat. § 489.105]

This includes:
- Real estate sales associates
- Real estate brokers
- Property managers (in most cases)
- Persons acting as intermediaries in property transactions

If you engage in these activities without a license, you are operating illegally in Florida.

How to Get Licensed

Step 1: Prelicensing Education
Complete an approved 63-hour real estate sales associate course or equivalent broker education through a Florida-approved provider.

Step 2: Examination
Pass the Florida Real Estate Commission (FREC) examination administered by Pearson VUE. The exam tests knowledge of Florida real estate law, brokerage practices, and ethical standards.

Step 3: Broker Sponsorship
Before you can be issued a license, you must be employed by and sponsored by an active Florida real estate broker. You cannot operate independently as a sales associate.

Step 4: Application
Apply through the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate. Submit your examination results, education verification, and broker sponsorship documentation.

Step 5: Issuance
Upon approval, the DBPR issues your license, typically valid for two years.

For broker licenses, additional experience (usually 24 months as an active sales associate within the prior 5 years) and broker-specific education are required. [Fla. Stat. § 489.105]
