Real Estate Licensing in Neptune Beach, Florida

Who Needs a License

Florida law defines a "broker" as any person who, for another and for compensation, sells, exchanges, purchases, rents, or leases any real property, or who offers to engage in these acts; who collects rent for the use of real property; or who performs property management services. [Fla. Stat. § 489.105(1)(a)]

A "sales associate" is any natural person employed by or affiliated with a broker to perform licensed activities on behalf of the broker. [Fla. Stat. § 489.105(1)(h)]

If you engage in these activities for compensation in Neptune Beach, you must hold an active Florida real estate license. This applies whether you work full-time, part-time, or as an independent contractor.

How to Get Licensed

Real estate licensing in Florida is administered by the Florida Department of Business and Professional Regulation (DBPR), not a local agency.

Step 1: Complete Pre-Licensing Education
Pass a DBPR-approved pre-licensing course (63 hours for sales associates; 72 hours for brokers).

Step 2: Pass the State Exam
Register for and pass the Florida Real Estate Commission (FREC) licensing exam through an approved testing vendor.

Step 3: Apply for Your License
Submit your license application to DBPR with proof of:
- Completed pre-licensing education
- Passed state exam results
- Background information and fingerprinting

Step 4: Affiliate with a Broker (Sales Associates Only)
Before your license becomes active, you must be employed by or affiliated with an active broker.

Refer to Fla. Stat. § 489.105 for statutory definitions and licensing requirements. Contact DBPR directly for current exam schedules, approved course providers, and application procedures.

Local Requirements

Neptune Beach has no separate municipal real estate licensing requirement beyond Florida state law. However, real estate professionals must comply with Neptune Beach Municipal Code when conducting business within city limits.

Review the Neptune Beach Municipal Code for any local regulations affecting property transactions, rentals, or management activities.

If you need to pull building permits or verify property records related to real estate transactions, contact the Neptune Beach Building Department for local permitting and zoning requirements.

Exemptions

[Fla. Stat. § 489.105] exempts the following from licensure:
- Owners selling, leasing, or managing their own real property (when acting solely for themselves)
- Salaried employees of property owners managing property exclusively for their employer
- Attorneys licensed to practice law in Florida, when performing services incidental to their practice
- Persons holding power of attorney to manage property for others (limited circumstances)

Exemptions are narrow; consult the statute or legal counsel if your situation may qualify.
