Real Estate Licensing in Flagler Beach city, Florida

Who Needs a License

Under Florida law, a real estate license is required for any person who, for compensation or the promise of compensation, sells, exchanges, purchases, rents, or leases real property; offers or attempts to engage in any of these activities; or advertises real estate services. [Fla. Stat. § 489.105]

This applies to real estate sales associates, brokers, and property managers operating in Flagler Beach. If you are compensated in any form for facilitating real estate transactions, you must hold an active Florida real estate license.

How to Get Licensed

State Licensing Process:

  1. Apply through the Florida Department of Business and Professional Regulation (DBPR). You must meet prelicensing education requirements before taking the state exam.

  2. Complete approved prelicensing coursework. Florida requires completion of a DBPR-approved real estate sales associate or broker course before exam eligibility.

  3. Pass the Florida Real Estate Commission (FREC) exam. This is administered through Pearson Vue testing centers. The exam covers Florida real estate law, federal fair housing law, and ethical standards.

  4. Register with a licensed Florida real estate broker. You cannot hold a sales associate license independently—you must be affiliated with an active Florida broker.

  5. Submit your application and fees to DBPR once you have passed the exam and secured broker sponsorship.

Current exam fees, renewal fees, and specific course providers are available through the DBPR website and the FREC. [Fla. Stat. § 489.105]
