Real Estate Licensing in Greensboro town, Florida

Who Needs a License

Florida law defines a "broker" as any person who, for compensation or valuable consideration, sells, exchanges, purchases, rents, or leases real property, or who offers, attempts, or agrees to perform these acts. A "sales associate" is a person employed by a broker to perform licensed activities under the broker's supervision. [Fla. Stat. § 489.105]

If you engage in real estate brokerage activities—including selling residential or commercial property, managing rental properties for compensation, or negotiating real estate transactions—you must hold a valid Florida real estate license issued by the Florida Department of Business and Professional Regulation (DBPR).

Activities that do not require licensing include property owners selling their own property, attorneys conducting real estate closings, or property managers employed by and working exclusively for a single property owner.

How to Get Licensed

For a Sales Associate License:
1. Complete a 63-hour pre-licensing course from a DBPR-approved provider.
2. Pass the Florida Real Estate Commission (FREC) sales associate exam.
3. Work under a licensed broker—you cannot hold a sales associate license independently.
4. Apply to DBPR with your sponsoring broker's authorization.

For a Broker License:
1. Hold an active sales associate license for at least 24 months (or equivalent experience as defined by DBPR).
2. Complete a 72-hour broker pre-licensing course from an approved provider.
3. Pass the FREC broker exam.
4. Apply directly to DBPR.

Detailed requirements, exam schedules, and approved course providers are available through the DBPR Division of Real Estate at the state level. [Fla. Stat. § 489.105]
