Real Estate Licensing in Sebring city, Florida

Who Needs a License

Under Florida law, a real estate broker or sales associate must hold a license to sell, buy, exchange, rent, or lease real property on behalf of others for compensation.[^1] This includes residential, commercial, and vacant land transactions.

A "real estate broker" is defined as any person who, for compensation or valuable consideration, sells, buys, exchanges, rents, or leases real property, or offers to do so, or negotiates such transactions, or advertises real property in a manner that could induce a sale, purchase, exchange, rental, or lease.[^1]

A "real estate sales associate" is defined as any person employed by or associated with a broker who performs the same activities under the broker's license.[^1]

How to Get Licensed

Real estate licensing in Florida is issued by the Florida Department of Business and Professional Regulation (DBPR), not by a local town authority.

For a Sales Associate:
- Pass the Florida Sales Associate examination
- Complete required coursework as set by DBPR
- Affiliate with a licensed broker
- Submit application and fees to DBPR

For a Broker:
- Pass the Florida Broker examination
- Complete broker-level coursework
- Provide proof of experience (typically 12 months as a licensed sales associate within the past 5 years)
- Submit application and fees to DBPR

Details on exam content, course providers, and fees are available through DBPR. The state statute governing real estate professions is Fla. Stat. § 489.105 and related sections.[^1]
