Contractor Licensing in Lake Magdalene CDP, Florida
Who Needs a License
In Florida, any person who undertakes to, offers to, or holds themselves out as able to undertake construction work for others must obtain a license from the Construction Industry Licensing Board.[^1] This applies to work performed in Lake Magdalene CDP unless a specific exemption applies.
The term "construction" includes contracting to build, repair, alter, or improve any building or structure.[^2] The work regulated depends on the contractor classification—whether general contractor, specialty contractor, or building trades contractor. If your work falls within these definitions and you are working in Lake Magdalene, you must be licensed in Florida.
How to Get Licensed
Step 1: Determine Your Contractor Classification
Florida law defines three contractor types under § 489.105.[^2] Identify which applies to your trade.
Step 2: Meet Qualifications
Under § 489.113, you must meet experience and education requirements specific to your classification.[^3] Typically, this includes:
- Documented work experience in your trade
- Proof of workers' compensation and liability insurance
- A clean criminal background record
Step 3: Pass the Licensing Exam
The Construction Industry Licensing Board administers examinations under § 489.111.[^4] You must pass the exam for your contractor classification. The Board can be contacted through the Florida Department of Business and Professional Regulation (DBPR).
Step 4: Apply to DBPR
Submit your application, exam results, proof of qualifications, and required fees to the Florida DBPR. Once approved, you receive your state contractor license.
Local Requirements
Lake Magdalene CDP is located in Hillsborough County, Florida. Before performing work, you must comply with local permitting requirements. Permits in unincorporated Hillsborough County are obtained through the Hillsborough County Building Department. Contact the Building Department directly to determine which permits apply to your specific project.
Additionally, review the Lake Magdalene Municipal Code for any local amendments, zoning restrictions, or additional licensing requirements that may apply within the CDP.
Exemptions
Per § 489.103, certain work is exempt from state contractor licensing:[^5]
- Work performed by a property owner on their own property (owner-builder exemption), provided no more than one house is built per year
- Work performed by employees of the property owner using the owner's materials and equipment
- Emergency repairs necessary to protect life or property
However, exemptions are narrowly construed. If you are working for compensation or holding yourself out as a contractor, you almost certainly need a license.
