Who Needs a License

Florida law does not create a state licensing requirement specifically for home inspectors under the Construction Industry Licensing Board's jurisdiction. Home inspection is not listed among the trades regulated under Fla. Stat. § 489.105 (Definitions), which establishes the Board's regulatory scope for contractors, electricians, plumbers, and other construction trades.

However, if you perform work that falls under a regulated trade—such as electrical work, plumbing, or structural repairs—during or as part of a home inspection service, you must hold the appropriate state license for that work.

How to Get Licensed

If you perform work requiring a state license (electrical, plumbing, HVAC, etc.) as part of your inspection services, you must:

  2. Pass the examination administered by the Construction Industry Licensing Board (Fla. Stat. § 489.111)
  3. Apply for and obtain the appropriate state license before performing that work
