Home Inspector Licensing in Orchid, Florida

Who Needs a License

A home inspector in Florida must be licensed when performing home inspections for compensation. Under Fla. Stat. § 489.105, "home inspection" means the process of visually observing the structural and mechanical condition of a building, its systems, and components, and preparing a written report of findings.

If you inspect residential properties for a fee in Orchid or Indian River County, you must hold a valid Florida home inspector license. The license requirement applies whether you work full-time or part-time and regardless of your employer's license status.

How to Get Licensed

1. Meet Experience Requirements

Fla. Stat. § 489.113 requires applicants to complete 100 hours of documented formal training in home inspection before applying for licensure.

2. Pass the State Examination

You must pass the Florida home inspector licensing examination administered by the Department of Business and Professional Regulation (DBPR). The exam tests knowledge of building codes, inspection standards, and Florida-specific requirements under Fla. Stat. § 489.111.

3. Apply with DBPR

Submit your application to the Florida Department of Business and Professional Regulation, Construction Industry Licensing Board, which issues home inspector licenses per Fla. Stat. § 489.107. Include proof of the required 100 hours of training and your passing exam score.

4. Obtain Your License

Once approved, you will receive your home inspector license from DBPR. The license must be renewed per state requirements.
