Real Estate Licensing in Orchid, Florida
Who Needs a License
Under Florida law, a real estate broker or sales associate must be licensed to engage in the business of selling, buying, exchanging, leasing, or offering to sell, buy, exchange, or lease real property for compensation. [Fla. Stat. § 489.105] defines a "real estate broker" as any person who, for compensation or valuable consideration, sells or offers to sell, buys or offers to buy, or exchanges or offers to exchange real property or who leases or rents, or offers to lease or rent, any real property. A "sales associate" is a person employed by a broker to perform these same functions on behalf of the broker.
Any person acting as a real estate broker or sales associate in Orchid must hold a valid Florida license. This includes activities conducted for a real estate firm, agency, or as an independent contractor representing buyers or sellers.
