Who Needs a License

Under Florida law, any person who offers to perform or performs home inspection services for compensation must be licensed. A home inspector examines buildings and their systems—structural components, mechanical systems, roofing, plumbing, electrical, and other elements—and provides written reports to clients.

Florida Statute § 489.105 defines home inspection as "a professional inspection of a building, building subsystem, or component part of a building." If you are paid to conduct such inspections in Sebastian, you need a license under Fla. Stat. § 489.113.
