Real Estate Licensing in Sebastian city, Florida
Who Needs a License
Florida law defines a "broker" as any person who, for compensation, sells, buys, exchanges, leases, or rents real property, or who offers or attempts to do so, or who holds themselves out as engaged in such business.[^1] A "sales associate" is any person employed by a broker to perform licensed activities on the broker's behalf.[^1]
If you engage in real estate brokerage activities in Sebastian—whether residential, commercial, or vacant land transactions—you must hold an active Florida real estate license. This applies regardless of whether you work for yourself or another broker.
How to Get Licensed
Real estate licensing in Florida is administered by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate.

-
Pass the State Exam – Take the Florida Real Estate Commission (FREC) licensing examination. The exam tests knowledge of state statutes, FREC rules, and real estate practices.[^1]
-
Apply with DBPR – Submit your application to DBPR's Division of Real Estate with proof of education completion and exam passage.
-
For Sales Associates – You must be employed by, and sponsored by, an active Florida broker before or at the time of application.
-
For Brokers – You must meet additional experience requirements and obtain errors and omissions insurance.
Refer to Florida Statute § 489.105 for detailed definitions and regulatory framework governing real estate professionals.[^1]
