Who Needs a License

In Florida, a real estate license is required to act as a real estate broker, sales associate, or property manager when engaging in real estate transactions for compensation. Fla. Stat. § 489.105 defines a "real estate broker" as any person who, for another and for a fee, commission, or other valuable consideration, sells, exchanges, purchases, rents, or leases real property, or offers or attempts to do so, or holds themselves out as engaging in such activity. A "sales associate" is a natural person employed by a broker to perform licensed activities under the broker's supervision.

How to Get Licensed

  3. Be a Florida resident (or maintain a business location in Florida)
  4. Maintain a valid Social Security number or Individual Taxpayer Identification Number

  5. Complete Pre-Licensing Education:

  6. Complete an approved 63-hour real estate sales associate course or 72-hour broker course through a Florida-approved education provider

  7. Pass the State Exam:

  8. Submit an application to the Florida Department of Business and Professional Regulation (DBPR)
  9. Pass the Florida real estate licensing examination administered by a testing vendor authorized by DBPR

  10. Apply for Your License:

  11. Submit your application and exam results to DBPR
  12. Pay the applicable licensing fees
  13. Brokers must establish a trust account and designated principal broker; sales associates must work under an active broker
