Real Estate Licensing in Aucilla CDP, Florida

Who Needs a License

Under Florida law, a real estate broker or real estate sales associate must hold a valid license to engage in real estate transactions on behalf of others for compensation.[^1]

Florida Statute § 489.105 defines a "broker" as any person who, for another and for a fee, commission, or other valuable consideration, sells, exchanges, purchases, rents, or leases real property or a business opportunity, or offers or attempts to do so, or holds themselves out as engaged in such business.[^1]

A "sales associate" is a natural person who is employed by or associated with a broker to perform licensed activities under the broker's supervision.[^1]

Unlicensed real estate activity—including advertising property for sale, negotiating terms, or collecting fees—is prohibited and subject to civil and criminal penalties.

How to Get Licensed

  1. Contact the Florida Department of Business and Professional Regulation (DBPR), which administers real estate licensing statewide.

  2. Pass the Florida Real Estate Salesperson or Broker Exam, administered by a testing vendor approved by DBPR. The exam covers Florida real estate law, contracts, and practice standards.

  3. Complete pre-licensing education: Sales associates must complete 63 classroom hours of approved instruction. Brokers must complete 72 classroom hours plus have 24 months of active experience as a sales associate or equivalent within the five years preceding application.[^1]

  4. Submit your application to DBPR with proof of education completion, exam results, and applicable fees.

  5. Obtain a sponsoring broker (for sales associates): Your license is issued through a sponsoring broker; you cannot hold a license independently.

For specific current requirements, exam dates, and application procedures, contact DBPR directly.
