Who Needs a License

Any person who, for compensation, inspects buildings or structures and provides a written report on their condition must hold a Florida home inspector license. This includes inspections of residential properties, commercial buildings, and structures related to real estate transactions. The license is required regardless of whether you specialize in general inspections or specific systems (electrical, plumbing, HVAC, etc.).

Per Fla. Stat. § 489.105, "home inspector" means a person who, for a fee, inspects buildings or structures and furnishes a written report to the client regarding the condition of the building or structure.

How to Get Licensed

State Licensure Process:

1. Meet Qualifications — Per Fla. Stat. § 489.113, you must have at least 2,000 hours of experience in construction, maintenance, or inspection of buildings within the five years preceding application, OR a high school diploma/GED plus 5,000 hours in those fields.

2. Pass the Examination — Fla. Stat. § 489.111 requires you to pass a written examination administered by the Florida Construction Industry Licensing Board. The exam tests knowledge of building codes, inspection standards, and reporting requirements.

3. Apply to the CILB — Submit your application to the Construction Industry Licensing Board (CILB). The board is established under Fla. Stat. § 489.107 and oversees all construction licensing in Florida.

4. Pay Fees — Include the applicable licensing and examination fees with your application.

Local Requirements
