Real Estate Licensing in Olga CDP, Florida
Who Needs a License
Under Florida law, a real estate broker or sales associate must be licensed to engage in the business of selling, buying, exchanging, leasing, or renting real property, or offering or attempting to do so for compensation. [Fla. Stat. § 489.105] defines a "real estate broker" as any person who, for compensation, sells or offers to sell, buys or offers to buy, or negotiates the purchase, sale, or exchange of real property, or leases or offers to lease, or rents or offers to rent, any real property. A "real estate sales associate" is a person employed by a broker to perform these activities on the broker's behalf.
Work requiring licensing includes listing properties, showing properties to buyers, negotiating contracts, and assisting in lease transactions. You do not need a license merely to own and manage your own property.
How to Get Licensed
Florida real estate licensing is administered by the Florida Department of Business and Professional Regulation (DBPR).
Step 1: Complete a Florida-approved 63-hour pre-licensing course for sales associates or 72 hours for brokers. Courses are offered by approved providers statewide.
Step 2: Register with DBPR and pay the application fee.
Step 3: Pass the Florida Real Estate Commission (FREC) exam. Sales associates must score at least 75%; brokers must score at least 80%.
Step 4: Once licensed, sales associates must affiliate with an active broker. Brokers must maintain a physical office location and trust account.
Step 5: Renew your license every two years by completing continuing education (12 hours for sales associates; 14 hours for brokers).
For specific exam schedules, approved course providers, and application procedures, contact DBPR's Division of Real Estate at their main office. [Fla. Stat. § 489.105]
