Real Estate Licensing in Capitola CDP, Florida
Who Needs a License
Under Florida law, a real estate license is required for any person who, for compensation, sells, exchanges, purchases, rents, or leases any real property, or who negotiates or offers to negotiate such transactions on behalf of others.[^1] This includes both brokers and sales associates. The license requirement applies regardless of whether the agent works full-time or part-time.
How to Get Licensed
Real estate licensing in Florida is administered by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate—not by a municipal board.
Steps to obtain a license:
-
Broker License (if applicable): Complete a 72-hour broker pre-licensing course from an approved provider and pass the Florida Real Estate Commission (FREC) broker exam. You must also have at least 24 months of experience as a licensed active sales associate within the five years prior to application.[^1]
-
Sales Associate License: Complete a 63-hour sales associate pre-licensing course from an approved provider and pass the FREC sales associate exam.[^1]
-
Application: Submit your application, exam results, and required fees to DBPR. As of the date of these sources, applications are processed at the state level, not through Capitola CDP.
-
Sponsorship: A sales associate must be sponsored by a broker before the license becomes active.
Contact the Florida Department of Business and Professional Regulation, Division of Real Estate, for current exam schedules and application procedures.
