Real Estate Licensing in Lake Mystic CDP, Florida

Who Needs a License

Florida law defines a "real estate broker" as any person who, for compensation, sells, exchanges, purchases, rents, or leases real property, or offers or attempts to do so.[^1] A "real estate sales associate" is any person employed by a broker to perform these same activities on behalf of the broker.[^1]

If you engage in these activities in Lake Mystic CDP—whether buying, selling, leasing, or managing real property for others—you must hold an active Florida real estate license. This applies regardless of the property's location within Liberty County.

How to Get Licensed

Florida real estate licenses are issued by the Florida Department of Business and Professional Regulation (DBPR), not by local municipalities.

For a Sales Associate License:
- Complete a 63-hour prelicensing course approved by DBPR
- Pass the Florida Real Estate Commission (FREC) sales associate exam
- Apply through DBPR with proof of sponsorship by an active broker
- Pay the state application fee

For a Broker License:
- Complete a 72-hour broker prelicensing course
- Obtain at least 24 months of active experience as a sales associate within the previous 5-year period
- Pass the FREC broker exam
- Apply through DBPR and pay the broker application fee

Complete current requirements and application procedures are available through the Florida Department of Business and Professional Regulation. Contact DBPR directly for exam schedules and fees.

Local Requirements

Real estate licensing is controlled entirely by state law. Lake Mystic CDP, as an unincorporated community development in Liberty County, does not issue real estate licenses.

However, check the Lake Mystic Municipal Code for any local regulations governing real estate office locations, signage, or business operations within the CDP.

Exemptions

Under Florida Statute § 489.105, the following are exempt from licensing:[^1]

- Persons employed solely to perform administrative or clerical tasks
