Real Estate Licensing in Rainbow Springs CDP, Florida
Who Needs a License
Florida law requires licensing for individuals who sell, buy, exchange, lease, or rent real property on behalf of others for compensation. Under Fla. Stat. § 489.105, a "real estate broker" is defined as any person who, for another and for a fee, commission, or other valuable consideration, sells or offers to sell, buys or offers to buy, exchanges or offers to exchange, leases or offers to lease, or rents or offers to rent any real property or a business opportunity.
A "real estate salesman" is defined as any person who, for a licensed broker and for a fee, commission, or other valuable consideration, performs any of these activities or engages in the business of selling real property.
If you engage in these activities as an agent for compensation—whether residential, commercial, or vacant land transactions—you must hold a valid license.
How to Get Licensed
Real estate licensing in Florida is regulated by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate.
Step 1: Complete pre-licensing education. You must complete a 63-hour real estate sales associate course from an approved provider.
Step 2: Pass the Florida Real Estate Sales Associate Exam. This is administered through Pearson VUE.
Step 3: Apply for licensure with DBPR. Submit your application, exam scores, and required fees through the DBPR online portal.
Step 4: Work only under a licensed broker. Once licensed, you may only perform real estate services while employed by and under the supervision of a licensed broker.
