Real Estate Licensing in Port Salerno CDP, Florida

Who Needs a License

Under Florida law, a real estate license is required for any person who acts as a real estate broker, sales associate, or property manager in exchange for compensation. Fla. Stat. § 489.105 defines a broker as someone who sells, exchanges, purchases, rents, or leases real property on behalf of others. A sales associate performs these activities under a broker's supervision. Property managers who manage residential or commercial real property for compensation also require licensure.

Work that does NOT require a license includes a property owner managing their own property, an attorney performing real estate services incidental to legal practice, or an on-site property manager employed directly by a property owner managing only that owner's property.

How to Get Licensed

Florida real estate licenses are issued by the Florida Department of Business and Professional Regulation (DBPR), not by local municipal authorities.

For a Sales Associate License:
1. Complete a 63-hour pre-licensing course from a DBPR-approved provider
2. Pass the Florida Real Estate Commission (FREC) sales associate exam
3. Affiliate with an active Florida broker
4. Apply to DBPR with proof of broker sponsorship and exam passage
5. Pay the application fee

For a Broker License:
1. Hold an active sales associate license for at least 24 months during the preceding 5 years
2. Complete additional broker-level education (hours vary by license type)
3. Pass the FREC broker exam
4. Apply directly to DBPR
5. Pay the broker application fee and establish a trust account

Refer to Fla. Stat. § 489.105 for complete statutory requirements and exam details.
