Real Estate Licensing in Goulds CDP, Florida
Who Needs a License
Florida law requires a license for any person who, for compensation, sells, purchases, exchanges, rents, or leases real property, or offers or attempts to do so on behalf of others.[^1] This includes brokers and sales associates operating in Goulds CDP, Miami-Dade County.
A "real estate broker" is defined as a person who, for compensation, acts for others in one or more of these capacities: selling, buying, exchanging, leasing, or renting real property; listing real property for sale or lease; negotiating the sale, purchase, exchange, lease, or rental of real property; or advertising real property for sale or lease.[^1]
A "sales associate" is a person employed by or associated with a broker who performs any of these activities under the broker's direction.[^1]
How to Get Licensed
Step 1: Meet Eligibility Requirements
You must be at least 18 years old, a Florida resident or have established a place of business in Florida, and be honest and of good moral character.[^1]
Step 2: Complete Pre-Licensing Education
Enroll in a Commission-approved real estate pre-licensing course. The number of hours required depends on your license type (broker vs. sales associate).
Step 3: Pass the Licensing Exam

Step 4: Apply for Your License
Submit your application to the Florida Department of Business and Professional Regulation (DBPR). The specific application process and fee structure are set by DBPR and Florida Statutes § 489.105.
Step 5: Activation
Sales associates must be employed by or associated with a licensed broker before their license becomes active. Brokers must establish their principal place of business in Florida.
