Who Needs a License
In Florida, any person who, for compensation, inspects buildings or structures and prepares written reports on their condition must be licensed as a home inspector. This includes inspections of residential property, commercial property, or any structure where the inspector is hired to evaluate systems, materials, or safety conditions and provide findings to a client.
Under Fla. Stat. § 489.105, a "home inspector" is defined as a person who inspects buildings or structures for a fee and prepares a written report of the findings. The scope includes but is not limited to examination of structural components, mechanical systems, electrical systems, plumbing, and safety issues. Any individual performing this work in Miami must hold a current, active Florida home inspector license.
How to Get Licensed
Step 1: Meet Education Requirements
Complete a Florida-approved home inspector education course before applying for licensure. Fla. Stat. § 489.113 establishes qualifications for practice.
Step 2: Pass the Licensing Examination
Apply to the Construction Industry Licensing Board (CILB) under Fla. Stat. § 489.111 for licensure by examination. You must pass the state home inspector examination administered by the board.
Step 3: Apply to CILB
Submit your application to the Construction Industry Licensing Board, the state entity that issues home inspector licenses under Fla. Stat. § 489.107. Include proof of completion of approved education and examination passage.
Step 4: Obtain Local Licensure (if required)
Contact the Miami Building Department to determine if Miami city requires a separate local home inspector permit or certificate. Local jurisdictions may impose additional requirements beyond state licensure.
Local Requirements
