HVAC Licensing in The Hammocks CDP, Florida
Who Needs a License
Any person who installs, maintains, repairs, or offers to install, maintain, or repair air conditioning and refrigeration systems in The Hammocks must hold a valid Florida license.[^1] This includes both new construction and service work on residential and commercial systems.
Under Florida law, HVAC work is regulated as a "mechanical contracting" trade.[^2] If you perform this work for compensation—whether as a sole proprietor, employee, or contractor—you require licensure. The license demonstrates you meet state competency and safety standards.
How to Get Licensed
Licensing is administered by the Florida Construction Industry Licensing Board (CILB), a division of the Department of Business and Professional Regulation.
Step 1: Meet Experience Requirements
You must document either:
- Four years of full-time HVAC work experience within the past 10 years, or
- Two years of experience plus completion of an accredited trade school program in air conditioning and refrigeration.[^3]
Step 2: Pass the Contractor Exam
Take and pass the Florida air conditioning contractor examination administered by CILB. The exam covers Florida construction law, mechanical code, and trade practices.
Step 3: Apply to CILB
Submit your application to the Florida Construction Industry Licensing Board with:
- Proof of qualifying experience
- Exam passage documentation
- Application fee
- Personal and business information
Contact CILB directly for current application procedures and fees at their state office.
Local Requirements
Permits for HVAC work in The Hammocks are issued through Miami-Dade County, as The Hammocks CDP operates under county jurisdiction for building permits and inspections.
Before starting any HVAC project, obtain a mechanical permit from the Miami-Dade County Department of Regulatory and Economic Resources. You must present your active Florida HVAC license at permit issuance.
For any local amendments or additional requirements beyond state law, consult The Hammocks Municipal Code. Contact the Miami-Dade County Building Department for permit specifics and local inspection requirements.
Exemptions
The following are exempt from licensure:[^4]
- Employees of licensed contractors performing work under direct supervision
- Maintenance or repair performed by property owners on their own property (residential only, non-profit)
- Certain governmental agencies and public utilities performing their designated functions
However, if you hold yourself out as an HVAC contractor or accept payment for services, you must be licensed regardless of these exemptions.
