Who Needs a License
A home inspector in Florida must be licensed if they perform inspections of buildings, structures, or systems for compensation. Under Fla. Stat. § 489.105, "home inspector" means a person who, for a fee, inspects buildings or structures and their systems to assess their condition and safety.
Work requiring licensure includes visual inspections of structural components, roofing, plumbing, electrical, HVAC, and other building systems. If you charge a fee for this service, you must hold a valid Florida home inspector license.
How to Get Licensed

Meet Qualifications: Per Fla. Stat. § 489.113, you must be at least 18 years old and meet education and experience requirements set by the Construction Industry Licensing Board (CILB).

Pass the Examination: Fla. Stat. § 489.111 requires applicants to pass a licensing exam administered by the CILB. The exam tests knowledge of building codes, inspection standards, and professional practices.

Apply to CILB: Submit your application to the Florida Construction Industry Licensing Board (CILB). The board issues all home inspector licenses statewide under Fla. Stat. § 489.107.

Obtain Local Authorization: Once licensed by the state, you must comply with West Miami's local requirements before operating in the city (see Local Requirements below).

Home inspectors operating in West Miami must follow local ordinances and permitting rules. The West Miami Municipal Code governs local contractor and home service regulations.
