Home Inspector Licensing in Westchester CDP, Florida
Who Needs a License
Florida law regulates home inspection as a construction trade. Any person who, for compensation, inspects buildings or structures and provides written reports on their condition must hold a valid license under Fla. Stat. § 489.105. This includes inspections of residential or commercial properties performed for clients, lenders, or real estate transactions. The license requirement applies regardless of whether you call yourself a "home inspector," "property inspector," or similar title—if you perform inspective work for pay, you need licensure.
How to Get Licensed
Home inspectors in Florida are regulated under the Construction Industry Licensing Board (CILB) framework established by Fla. Stat. § 489.107. To become licensed:
-
Meet qualifications under Fla. Stat. § 489.113, which requires documented experience in construction, property inspection, or related fields.
-
Pass the state examination administered under Fla. Stat. § 489.111. You must apply through the CILB, pass both the general and trade-specific portions of the exam, and meet any prerequisite education or work-hour requirements specified by the Board.
-
Apply to CILB with proof of experience, exam passage, and any required continuing education. The Board issues the actual license once you meet all criteria.
Contact the Florida Construction Industry Licensing Board directly for current application procedures, exam schedules, and specific experience hour requirements, as these requirements are set at the state level.
Local Requirements
Westchester CDP is located in Miami-Dade County. Home inspectors conducting work in Westchester must comply with Miami-Dade County building permit and inspection requirements in addition to state licensure.
Permit and local compliance matters are handled through the Miami-Dade County building department system serving Westchester. Contact the Westchester Building Department or Miami-Dade County Building and Zoning Department to determine which permits are required for specific inspection projects within the CDP.
Refer to the Westchester Municipal Code for any local ordinances that may impose additional standards on home inspection services or professional conduct beyond state law.
Exemptions
Fla. Stat. § 489.103 exempts certain persons and activities from licensure:
- Employees of licensed contractors performing inspections as part of their employment (not independently)
- Inspections performed by public employees or government agencies in their official capacity
- Casual, non-compensated inspections
If you are paid to inspect property, the exemptions are narrow. Confirm your specific situation against the statute before assuming you are exempt.
