Home Inspector Licensing in Fort Walton Beach city, Florida

Who Needs a License

A license is required to engage in home inspection as a trade in Florida. Under Fla. Stat. § 489.105, home inspection involves examining buildings and structures and providing written reports on their condition to clients. If you perform this service for compensation in Fort Walton Beach, you must be licensed.

How to Get Licensed

Home inspectors in Florida are regulated by the Construction Industry Licensing Board (CILB), established under Fla. Stat. § 489.107. To become licensed:

  1. Meet qualifications: You must satisfy the experience and education requirements under Fla. Stat. § 489.113. This statute sets minimum standards for practice, including documented field experience in construction or related work.

  2. Pass the examination: Apply to the CILB for licensure by examination as outlined in Fla. Stat. § 489.111. You must pass the state-administered home inspector examination.

  3. Apply to the state board: Submit your application directly to the Florida Construction Industry Licensing Board (not the city). Include proof of experience, education, and exam passage.

  4. Obtain a home inspector license: Once approved by the state, you receive your Florida home inspector license, which permits you to practice statewide, including in Fort Walton Beach.

Reference Fla. Stat. § 489.113 for current restrictions on practice, including continuing education and renewal requirements.

Homeowners inspecting their own property are also exempt. However, if you are performing inspections for compensation or as a business service, the exemption does not apply.
