Real Estate Licensing in Alafaya CDP, Florida

Who Needs a License

Under Florida law, a real estate license is required for any person who, for compensation, sells, exchanges, purchases, rents, or leases real property, or who negotiates or offers to negotiate any of these transactions on behalf of others.[^1] This includes brokers and sales associates. The work is defined broadly to cover any activity representing clients in real estate transactions.

Appraisers, however, are not included in this real estate licensing requirement and operate under separate regulatory frameworks.

How to Get Licensed

Florida real estate licensing is administered by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate, not by local municipalities.

Steps:

  1. Take a pre-licensing course — Complete a state-approved real estate course (75 hours for sales associates, 72 hours for brokers).
  2. Pass the state exam — Score at least 75% on the Florida Real Estate Commission (FREC) exam.
  3. Apply with DBPR — Submit your application, exam results, and fees directly to the state Division of Real Estate.
  4. Sponsorship — If applying as a sales associate, you must be sponsored by a licensed broker.

The state statute defining these requirements is Fla. Stat. § 489.105, which sets forth all definitions and licensing categories.[^1]

Local Requirements

Alafaya CDP is unincorporated Orange County. Real estate brokerage operations and offices located within Alafaya are subject to Orange County regulations, not separate municipal code.

Consult the Alafaya Municipal Code for any local land use, zoning, or office-operation requirements that may apply to a real estate brokerage operating within the CDP. The state license permits you to practice; local codes govern where and how you operate your business location.

No local real estate licensing examination or separate permit from Alafaya is required beyond the state license.

Exemptions

Per Fla. Stat. § 489.105, the following are exempt from licensing:
