Real Estate Licensing in Bay Hill CDP, Florida

Who Needs a License

Under Florida law, a real estate broker or salesperson must be licensed to engage in the business of selling, buying, exchanging, leasing, or renting real property, or offering to perform these services for compensation.[^1] This includes residential, commercial, and vacant land transactions.

A broker is defined as a person or entity that employs salespeople or operates independently to facilitate real estate transactions. A salesperson works under a broker's supervision and may not conduct business independently.[^1]

Work that does not require licensing includes: property management conducted by a property manager (distinct from brokerage sales activity), appraisal, mortgage brokering, and certain transactions conducted by owners of their own property without employing a broker or salesperson.
