Real Estate Licensing in Paradise Heights CDP, Florida

Who Needs a License

Under Florida law, a real estate license is required to act as a real estate broker or sales associate. Fla. Stat. § 489.105 defines a "broker" as any person who, for compensation or promise of compensation, sells, exchanges, purchases, rents, or offers to rent any real property or business opportunity on behalf of others. A "sales associate" is any person employed by or associated with a broker who engages in these same activities.

If you negotiate, solicit, or facilitate the sale, purchase, exchange, or rental of real property on behalf of another party for compensation, you need a license. This includes residential and commercial transactions.

How to Get Licensed

  1. Meet Eligibility Requirements: You must be at least 18 years old and a resident of Florida or maintain a place of business in Florida.

  2. Complete Pre-Licensing Education: Complete the required Florida real estate education coursework through an approved provider.

  3. Pass the State Exam: Pass the Florida Real Estate Commission (FREC) licensing examination administered by the Division of Regulation within the Florida Department of Business and Professional Regulation (DBPR).

  4. Apply with DBPR: Submit your application to the DBPR, Division of Regulation. As of the date of these sources, applications are processed at the state level, not locally.

  5. Obtain Sponsorship (for Sales Associates): Sales associates must be employed by or associated with an active broker before activation of their license.
