Contractor Licensing in Boca Raton city, Florida

Who Needs a License

Florida law requires licensing for persons who contract to construct, repair, remodel, or improve buildings and structures. Under Fla. Stat. § 489.105, a "contractor" is defined as any person who undertakes to, offers to, purports to have the capacity to, or does construct, repair, remodel, or improve any building or structure. Work on residential, commercial, and industrial projects generally requires a license unless a specific exemption applies.

How to Get Licensed

Florida licenses contractors through the Construction Industry Licensing Board under Fla. Stat. § 489.107. To become licensed:

  1. Determine your classification — Florida issues licenses for General Contractors, Building Contractors, Roofing Contractors, Pool Contractors, and other specialty categories under Fla. Stat. § 489.105.

  2. Meet qualifications — Per Fla. Stat. § 489.113, you must demonstrate competency through examination, provide proof of experience (typically 4 years for general contractors), and maintain workers' compensation and liability insurance.

  3. Pass the state exam — Fla. Stat. § 489.111 establishes licensure by examination. You must pass the CILB exam for your contractor classification.

  4. Apply with the state — Submit your application, exam results, experience documentation, and proof of insurance to the Construction Industry Licensing Board, which is the sole issuing authority under state law.

The state board does not issue local licenses; however, Boca Raton and Palm Beach County may require local permits and compliance with municipal codes before you work within the city limits.

Local Requirements

Once licensed by the state, you must comply with Boca Raton Municipal Code before performing work in the city. Refer to the Boca Raton Municipal Code for local amendments, permit requirements, and building standards specific to Boca Raton.

Exemptions

Fla. Stat. § 489.103 exempts certain work from licensing, including:
- Owners performing work on their own property (with limitations)
- Employees of licensed contractors acting under direct supervision
- Public employees performing public works
- Certain specialty trades under specific conditions

Exemptions are narrowly construed; verify your work falls within an exemption before proceeding unlicensed.
