Real Estate Licensing in Canal Point CDP, Florida
Who Needs a License
Under Florida law, a real estate broker or salesperson must hold an active license to engage in the business of selling, buying, exchanging, leasing, or renting real property, or to offer or attempt to perform these services for compensation.[^1]
Florida Statutes § 489.105 defines a "broker" as a person who, for compensation or promise of compensation, sells or offers to sell, buys or offers to buy, exchanges or offers to exchange, leases or offers to lease, or rents or offers to rent any real property, or who collects or offers to collect rent for the use of real property, or negotiates or offers to negotiate the sale, purchase, exchange, lease, or rental of real property, or improves real property for the purpose of sale or resale.[^1]
A "salesperson" is defined as a person who, for compensation or promise of compensation, does any act described in the broker definition, while employed by or associated with a licensed broker.[^1]
How to Get Licensed
Real estate licensing in Florida is administered by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate.
For brokers: You must pass the Florida Real Estate Commission's broker examination, demonstrate experience (typically 24 months as an active licensed salesperson during the 5-year period preceding application), and meet education requirements established by state rule.[^1]
For salespersons: You must pass the state salesperson examination and complete a pre-licensing education course approved by DBPR. You must also be sponsored by a licensed broker before applying for your license.
Apply directly to the DBPR Division of Real Estate at their state office—not through the local municipality.
