Who Needs a License

Under Florida law, a real estate broker or sales associate must hold a valid license to engage in the business of selling, buying, exchanging, leasing, or renting real property on behalf of others for compensation. Fla. Stat. § 489.105 defines a broker as any person who, for another and for a fee, commission, or other valuable consideration, sells or offers to sell, buys or offers to buy, or negotiates the purchase, sale, exchange, or lease of real property or a business opportunity. A sales associate must work under a broker's supervision.

How to Get Licensed

Step 1: Complete prelicensing education approved by the Florida Department of Business and Professional Regulation (DBPR). For a sales associate, you must complete a 63-hour course; for a broker, requirements vary based on experience.

Step 2: Pass the Florida Real Estate Commission (FREC) licensing exam administered by PSI or a testing vendor approved by DBPR.

Step 3: Apply with DBPR. Submit your exam score, education proof, and application fee. Background checks and fingerprinting are required.

Step 4: Once approved, your license is issued by the state—not the local municipality. Real estate licensing is statewide under Fla. Stat. § 489.105.

Local Requirements
