Real Estate Licensing in Juno Beach, Florida
Who Needs a License
Under Florida law, a real estate broker or salesperson must hold a license to represent another person in the sale, purchase, exchange, lease, or rental of real property. [Fla. Stat. § 489.105(1)(a)–(b)] defines a "broker" as a person who, for compensation, sells, purchases, exchanges, leases, or rents, or offers to sell, purchase, exchange, lease, or rent real property. A "salesperson" is a person employed by or associated with a broker who performs the same functions under the broker's direction.
Work that does not require licensing includes:
- An owner selling or leasing their own property without compensation
- An attorney licensed to practice law performing real estate services as part of legal representation
- Property managers performing duties solely for owners they employ (with limited exceptions)
How to Get Licensed
Florida real estate licensing is administered by the Florida Real Estate Commission (FREC) under the Department of Business and Professional Regulation (DBPR), not a local town board.
Steps:
1. Complete a 63-hour pre-licensing course from an approved Florida real estate school
2. Pass the Florida real estate licensing exam (administered through Pearson VUE)
3. Apply to FREC with your exam passing certificate, fingerprints (for background check), and application fee
4. If applying as a salesperson, you must be sponsored by an active broker before licensure takes effect
[Fla. Stat. § 489.105] governs these requirements. Contact DBPR or visit their website for current exam schedules and application procedures.
