Real Estate Licensing in Beacon Square CDP, Florida

Who Needs a License

Under Florida law, a real estate broker or real estate sales associate must hold a valid license to engage in real estate transactions on behalf of others for compensation. Fla. Stat. § 489.105 defines a broker as any person who, for another and for a consideration, sells, exchanges, purchases, rents, or leases real property, or who offers or attempts to do so, or who holds himself or herself out as engaged in such business.

A real estate sales associate is any natural person associated with a broker who performs services for which a real estate license is required.

If you perform these activities without a license, you violate Florida law.

How to Get Licensed

Real estate licensing in Florida is managed by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate—not a local board.

For a Broker License:
1. Hold an active sales associate license for at least 12 months during the 5-year period before application (with exceptions for attorneys and certain other professionals)
2. Complete a state-approved broker pre-licensing course
