Who Needs a License

Any person who, for compensation, sells, purchases, exchanges, rents, or leases real property on behalf of another must hold a Florida real estate license. Under Fla. Stat. § 489.105, a "real estate broker" is defined as any person who, for another and for a fee, commission, or other valuable consideration, sells or offers to sell, purchases or offers to purchase, exchanges or offers to exchange, rents or offers to rent any real property or the improvements thereon.

This includes residential property transactions in Indian Shores. If you perform real estate services without compensation, you are exempt from licensing requirements.

How to Get Licensed

Florida real estate licensing is administered by the Department of Business and Professional Regulation (DBPR), not by municipal or county authorities.

Steps:
1. Complete a 63-hour pre-licensing course from a DBPR-approved provider
2. Pass the Florida real estate sales associate or broker examination administered by DBPR
3. Apply to DBPR with proof of examination passage, course completion, and required fees
4. Obtain sponsorship by a licensed broker (for sales associates)

Requirements vary between sales associates and brokers. Sales associates must have a sponsoring broker; brokers must meet additional experience and net worth requirements defined in state statute.

Local Requirements

Indian Shores does not issue real estate licenses. All licensing is handled at the state level by DBPR.
