Who Needs a License

Under Florida law, a real estate broker or sales associate must be licensed to engage in real estate transactions on behalf of others for compensation. Fla. Stat. § 489.105 defines a "broker" as any person who, for another and for a fee, commission, or other valuable consideration, sells, exchanges, purchases, rents, or leases real property or a business opportunity, or who lists or offers to list, negotiate, or attempt to negotiate the sale, exchange, or lease of real property or a business opportunity. A "sales associate" is a person employed by or associated with a licensed broker to perform licensed activities.

How to Get Licensed

Real estate licensing in Florida is administered by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate.

Step 1: Complete pre-licensing education. Prospective sales associates must complete a 63-hour classroom course from an approved provider. Prospective brokers must complete a 72-hour broker management course.

Step 2: Pass the Florida Real Estate Exam. This is administered by a testing vendor designated by DBPR. The exam tests knowledge of state statutes, broker rules, and real estate practices.

Step 3: Apply for licensure through the DBPR website with proof of education completion and exam passage.

Step 4: A sales associate must then affiliate with a licensed broker. A broker applicant applies directly to DBPR.
