Who Needs a License

Under Florida law, a real estate broker or sales associate must hold a valid license to engage in the business of selling, buying, exchanging, leasing, or renting real property on behalf of others for compensation. [Fla. Stat. § 489.105(1)(a)] defines a broker as a person who, for compensation or valuable consideration, sells, exchanges, purchases, rents, or leases real property; advertises real property; holds themselves out as a real estate licensee; or employs licensees.

How to Get Licensed

Florida real estate licenses are issued by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate, not a local entity.

For Sales Associates:
1. Complete a 63-hour pre-licensing course from a DBPR-approved provider
2. Pass the Florida Real Estate Sales Associate Exam
3. Affiliate with a licensed broker in Florida
4. Submit your application to DBPR with proof of course completion and exam passage

For Brokers:
1. Complete a 72-hour broker pre-licensing course
2. Pass the Florida Real Estate Broker Exam
3. Demonstrate 24 months of experience as a licensed sales associate within the 5-year period before applying
4. Submit your application to DBPR
