Home Inspector Licensing in South Pasadena city, Florida

Who Needs a License

In Florida, any person who offers or performs home inspection services for compensation must be licensed. Home inspection is defined under state law as the process of observing the structural integrity and mechanical systems of a residential or commercial building, and reporting to the client the condition of those systems based on the scope of the inspection.

A license is required whether you inspect properties full-time, part-time, or on a contract basis. The work is regulated by the state, not by individual municipalities.

How to Get Licensed

Home inspector licensing is administered by the Florida Department of Business and Professional Regulation (DBPR) under Chapter 489, Florida Statutes.

Step 1: Meet Qualifications
Per Fla. Stat. § 489.113, you must:
- Be at least 18 years old
- Have a high school diploma or equivalent
- Complete pre-licensing education requirements (hours and curriculum set by DBPR)

Step 2: Pass the Examination
Per Fla. Stat. § 489.111, you must pass a state examination administered by DBPR or an approved testing entity. The exam covers Florida building codes, inspection standards, and professional conduct.

Step 3: Apply for Licensure
Submit your application to DBPR with proof of education completion, examination passage, and any required fees. DBPR issues the actual state license.

For current exam schedules, approved education providers, and application procedures, contact the Florida Department of Business and Professional Regulation directly.
