Real Estate Licensing in Avalon CDP, Florida

Who Needs a License

Under Florida law, a real estate broker or sales associate must be licensed to engage in the business of selling, buying, exchanging, leasing, or renting real property, or offering to perform these services for compensation.[^1]

Florida Statute § 489.105 defines a "broker" as a person who, for compensation or promise of compensation, sells, exchanges, purchases, rents, or leases real property or collects rent from or negotiates the sale, exchange, purchase, rental, or leasing of real property owned by others. A "sales associate" is a person who works for a broker and performs similar acts under the broker's direction.[^1]

If you engage in real estate transactions for compensation in Avalon CDP, licensing is required.

How to Get Licensed

  1. Apply to the Florida Department of Business and Professional Regulation (DBPR). DBPR oversees real estate licensing in Florida; there is no separate local licensing board.

  2. Pass the state licensing exam. You must pass the Florida Real Estate Commission (FREC) exam. Exam content covers Florida real estate law, contract law, and ethics.

  3. Meet education requirements. Before taking the exam, you must complete a prelicense education course approved by DBPR (typically 63 hours for sales associates; 72 hours for brokers).

  4. Affiliate with a licensed broker. Sales associates must work under an active Florida-licensed broker. Brokers must maintain an office with a designated manager.

  5. Receive your license. Once approved, DBPR issues your license card, valid for two years.

Refer to Florida Statute § 489.105 for complete definitions and statutory requirements governing licensure.[^1]
