Who Needs a License

Under Florida law, a license is required to act as a real estate broker or sales associate. Fla. Stat. § 489.105 defines a "broker" as any person who, for compensation, sells, buys, exchanges, rents, or offers to sell, buy, exchange, or rent real property, or who collects rent for the use of real property. How to Get Licensed

Real estate licensing in Florida is managed by the Florida Department of Business and Professional Regulation (DBPR), Division of Real Estate, not a local agency.

For a Sales Associate License:
1. Complete a 63-hour pre-licensing course from a DBPR-approved provider
2. Pass the Florida Real Estate Sales Associate Exam
3. Apply to DBPR with fingerprints and background check
4. Be sponsored by a licensed broker

For a Broker License:
Complete additional requirements including active sales associate experience, a broker pre-licensing course, and the Florida Real Estate Broker Exam.

Local Requirements

Bee Ridge CDP does not issue separate municipal real estate licenses. However, you must comply with Bee Ridge Municipal Code regulations. Review the municipal code for any local restrictions on real estate business operations, signage, or office locations within the CDP.

Property-related permits (for renovation, construction, or tenant improvements) are handled by Sarasota County or Bee Ridge Building Department. Contact the Bee Ridge Building Department to determine permit requirements for any property work.

Exemptions

Fla. Stat. § 489.105 provides exemptions for:
- Owners selling or leasing their own property
- Employees of property owners managing company real estate
- Attorneys licensed in Florida when performing real estate services as part of legal practice
- Persons acting under power of attorney for property owners
