Who Needs a License
Under Florida law, a real estate broker or sales associate must hold a valid license to engage in the business of selling, buying, exchanging, leasing, or renting real property on behalf of others for compensation.[Fla. If you work independently without a broker firm, you must be licensed as a broker. If you work for another broker or firm, you must be licensed as a sales associate.
How to Get Licensed
Real estate licensing in Florida is administered by the Florida Department of Business and Professional Regulation (DBPR), not by local municipal authorities.
For a Sales Associate License:
1. Complete a 63-hour pre-license course from an approved Florida real estate school
2. Pass the Florida real estate sales associate examination
3. Apply to DBPR with your exam passing score and fingerprints for background check
4. Affiliate with an active Florida broker
For a Broker License:
1. Hold an active sales associate license for at least 12 months during the preceding 5 years
2. Complete a 72-hour broker pre-license course
3. Pass the Florida broker examination
4. Apply to DBPR with your exam passing score and required documentation
